    Hi Im Rod,

    Im looking to start a portfolio of property investments like the ones Steve Mcknight has.
    But im not very financial so im looking for a serious partner who doesnt necessarily have the time or boldness to find the deals. But a partner who is financial enough and is daring enough to join me in my journey towards freedom. If you want to build passive income and have an ambition for positve cashflow in property but need someone who has the time during the day to be out in the field please contact me for a meeting.

    So…you are willing to put up your time, effort and “zeal ” balanced by my capital….hmmmm how do I know how hard you will work to make my capital a winner and not a LOSER ?????

    What part of your anatomy are you willing to offer as security ????

    First thing you will need to do is drop the “my capital” attitude and start thinking of it as a partnership where it will be our capital even though you are funding the project you will be putting it into our company account and all financial decisions will be made with your consent.
    Thats correct my time my effort our success. If by zeal you mean:
    “Excessive fervor to do something or accomplish some end” thats exactly right, and with the right partner i will be a winner, because i know what its like to be a loser, and i know what it takes to get over the bumps that i will encounter on this journey.
    Send me a pm if you are serious about looking into a partnership and developing some plans and strategies…

    Well have to admit thats pretty funny.
    Theres no guarantees in life and theres no guarantees on this journey. Only thing thats guaranteed is my thirst for freedom. If you want security without risk goodluck finding it[biggrin]

    Hi Rodsway, despite the wording, I like your post. [meaning, you are rude and imprudent but I see potential somewhere] Prosperity comes to the one that seek it convinced that it is a matter of fact. Of course such attitude is not all that is needed but it helps.

    Remember also that your income is always equal to your personal development, your income grows as you grow. [Not in stature or weight but in your prosperity consciousness]

    Another one [figure of speech] is that you get paid according to how much value you add to other people’s life. In other words, there is no such thing as something for nothing.[meaning to receive you must give first simple life mathematics]

    Think what is it that you can give and so you will receive. Bird-Dogging [use the search engine to figure this out, not a mystery],is a cheap service, think of something more creative. An idea that is worth more than capital would be a good start.[Ideas can be a contribution towards a partnership of even more value than finances]

    Took me 30 years to figure that one out, I hope it takes you less time.

    After re-reading your post a few times and with your kind additions to answer my pm, it actually makes a lot of sense, In a weird sort of way.

    Makes for some sound advice to anyone and everyone, and dont we all need some quality advice everynow and again? [guilty] So what happened to you? How come it took you so long to figure it out?[worried]

    Ha ha Rod that’s a good question. You will find that most people are quick to describe their victories but slow to admit their failures. However the string of failures that precede success are necessary and a valuable part of the success process.
    It is us that prolong the journey by not recognising the lessons that are in the difficulties we encounter. So the natural thing is to attempt each one in his own way to shorten the learning process for others, yet we display a mixed bag of success in that field perhaps because of lack of formal training, there are no schools for fathers or uncles or Internet good wishers…[cigar]

    I have e-mailed you a book that I hope will help in your quest, it was written by a person that took like me the long way to success who unlike me put pen to paper for future generations. When you finish that one I can send you another.

    Hi Rod,

    At the risk of restating the obvious, I think it will be difficult for you to find someone prepared to contribute all the cash for building a joint portfolio.

    What are you bringing to the table apart from time? Do you have experience in the property market?

    The mythical money rich, time poor partner is better served by using a buyers agent [bird dog] unless you really have something that no-one else can offer. If people are time poor it can usually be fixed by better planning.

    Anyway best of luck, but I’d start saving.

    To all your kind replies,

    I am looking to invest using OPM, if you can help me with this please reply on this topic, send me a pm, or email me. I have invested using my money before and i have learnt my lesson, but never have i invested in property, but after reading through steve mcknights book ive come to realise that i need to learn how to… gosh id love to have done the steve mcknight apprenticeship, instead i was in a stupid factory making someone else rich and ruining my health. Well at least i learnt from experience and left that situation, although it cost me 5 agonising yrs. Now that ive discovered that i too can become wealthy like steve through property investment using opm i need to find out how…this is why im here asking you guys for help with, ok?

    I dont know why some of you are on these forums but…

    Perhaps some of us are here to share what we have learned over about investing in real estate, in exchange for learning more from others.

    I’m not being intentionally rude, but wanted to point out that in reality there aren’t a bunch of cashed up people out there waiting to hand over their money to someone with no experience or track record in real estate.

    You must bring something to the deal apart from time – do you have a portfolio of properties you are ready to pounce on as soon as the cash is available or do you just have a vague goal of emulating Mcknight et al? Perhaps onselling such deals as you build experience is your best option – you can use the cash you make to fund a handful of personal purchases to prove a track record, then go JV with someone.
