    Are you talking nett profit or gross profit, what type of tax structure are you illuding to, how many properties do you own now, how many benefeciaries do you have, ??? clarity leads to the truth.

    There are many changes about to be introduced from the ATO they are targeting illegal claims so be vary careful, get the latest tax dep. pac from the ATO and a good accountant. Good luck!

    Check out his ABN on the ASIC site to see how long they/he has been in business.

    Is he licienced in any way.

    Tell them you have been in contact with the ACCC and ASIC and REI and cannot get any information on them.

    They must provide a disclosure statement (27b) on how much commission they will be getting, get everything in writing and ask them/he /her to sign it, if they flinch give me a call you can trust me I’m a developer!! he he [biggrin]

    I don’t agree that they will appreciate slower, it depends on the demand just take Balmain in Sydney as an example. I focus on the investment side more than the property itself, what I mean by that is debt to equity, cashflow, yield, independant qualified information etc, wealth in my mind is caculated by equity which equals cash which equals more purchasing power.

    I focus on debt reduction and there for my cashflow increases which pays my debt out quicker, cheers and good luck.

    As a general rule that when investing in small towns tennants and resales are slow so make sure that this is a long term strategy and be fussy with your purchase.

    Ten years from now Carr won’t be there and we will be blaming some one else, the point is paying tax is a dis-incentive. People in government should not be allowed to spend tax payers money, it should be administered by Packer/Murdock/Harvey or any local person who has a track record of building Wealth.

    Rents will definately increase in my opinion over the next 18 months which is exactly what happened between 85/87.

    Profits are better than wages, when all this settles down property is still the prefered investment vechile to create wealth.

    Where is the property – what is the projected independant growth – what type of loan structure are you using – how quickly can you pay down the debt to create equity and relieve finiancial stress – yes get in the market but use you head not you heart – if the numbers dont work dont rework the numbers – best of luck … [email protected]

    A friend of mine had a similar problem – solution – he spent $10,000.00 at Freedom furniture flashed up the look increased the price by $15,000.00 and gave a $5,000.00 discount including leaving the furniture in as a sweetner.

    I charge 1.5% and I use a property purchasing anlayis kit I designed to save time and arguements.

    As it is your residence I think you will be OK, the Coast is performing will for first home owners at this level up there, ask mortgagehunter on this site (simon) he lives there.

    I think that that information technology has played a major influence in this cycle, we are more aware now in a instant of time, could we communicate at this level 20 years ago NO wow what about the next 20 years what do you think?[grad]

    It depends if the broker works from home and has no qualifications – there are many better qualified brokers who used to work for the banks you just have to keep hunting, good luck.

    Do the tennants have children – you can employ a maintence person to look after it which is deductable – generally they are a pain in the butt – good luck.
