<p>Yes, all buying costs, holding costs, and selling costs.</p>
<p>This basically forms your &#8220;cost base&#8221; which you then deduct from the Capital Gains amount.  (which after 12 months is only 50% of the selling profit).</p>

<p>You can expect an average of 1-2% each month.  We had a contract with WA Housing Centre and they tried to put a $10K + increase on us within 1.5 months!!!  We are now with Home Buyers Centre.</p>
<p>I&#8217;ve also heard that due to new building requirements new house prices may go up by another 10%!</p>

<p>Ocean lagoon has been around for about 5 years plus.  It was developed by Peet &amp; Co.  The same company that did Caramar and Kinross.</p>
<p>I heard blocks were around the $50-$60k mark when they were first released!!!  though these weren&#8217;t the ocean view blocks.  The growth has been amazing in the last 3 yrs or so.</p>

									<content:encoded><![CDATA[<p>no probs:) another idea would be to look for a run down 4&#215;2 in the old part of merriwa &amp; clarkson.  This way you can get something alittle cheaper &#8211; then add value to it when you have some spare time and money.</p>
<p>I did this with my second IP in merriwa&#8230; it cost me $20k to do it up&#8230; though it&#8217;s now worth $120k more than i paid for it&#8230;</p>

<p>All though it&#8217;s not up in the millions, I made a considerably low offer on a block earlier this year.  Thanks to the formites here &#8211; I played a waiting game with the vendor that went on for 3 weeks &#8211; and i won:)</p>

<p>I&#8217;ve just signed up with WA Housing Centre for a H&amp;L in Sommerly.</p>

<p>I was speaking some builders up that way, and most of them are struggling to find stock (land) for their clients&#8230;not a bad situation to be in!</p>
