As Luke mentioned, anytime a property transfers title, the lender may trigger the &#8220;due on sales&#8221; clause.  Calling the note due immediately may put the new owner in tight bind.  This is not an illegal process, rather what some call a loophole.</p>

<p>As of now the only state retrictions I know of for the lender is New Jersey and Pennsylvania.</p>

<p>So having a US bank account is a great idea for practial reasons, but in terms of qualifying there are banks that can approve a loan without them.</p>
<p>In addition, there are banks that can do this with no credit score and up to 90% financing.</p>
