    If it is legal to rent out the granny flat you could rent out the main house instead. I have a friend who rents out his granny flat. He intends to move into it later in life and rent out the house.
    Great idea which will bring a good income.

    It’s illegal actually :(
    Gold Coast Council says very clear that you cannot separately rent-out a granny flat in the Gold Coast Municipality.
    Can I rent out main dwelling instead of granny flat? And live in granny flat myself?

    Good day,

    I have permanent visa (independent skilled migrant) already so I don’t have any limitations in property.

    I’m going to move in September-October.

    I wanted to spend a few months for QLD market research after I arrive, because I don’t think I can buy quality CF+ property remotely.

    Before I find a job in Australia I hope to continue working remotely in Russia, but I’m not 100% sure yet.

    So owners do not have a direct agreement with the management if they have to vote, don’t they?

    Who is usually the second participant of the agreement with onsite management in this case? Body corporate?

    Today’s this 112 m2 property costs $115K that is significantly below Gold Coast average because it’s under a contract

    Are you sure that the price will be the same without the contract that will end in 2022?

    Hi Alex,

    Average yield in NZ is around 8%, with significant variation dependent on location. I have several, mostly in South Island regional centers. When I was actively buying about 12 years ago yields of 12% were not too hard to find, and 20% was not out of the question. Good deals can still be found, but beware the high rates and maintenance costs on older properties.

    I’d like to invest in NZ p2p loans there via https://www.harmoney.com
    They must have very nice 10-15%+ p.a. returns after commissions and losses
    However, now this website is for kiwis only :(

    Good day,

    I’m not sure how much time will pass before I get a well-paid job…

    I think 3-12 months at least, so for now PAYG is not an option :(

    I have passive foreign income now and I don’t want to miss one an opportunity to double my money during next market collapse.

    Maybe there’s any other way to get financing for IP or PPOR? Nodocs loan, establishing company\trust, rent2buy etc?

    I want to retire early :)

    If this property costs above $250K it could be still a good investment

    Cost: $115K+$3K*8years=$139K

    Final cost in 2022:
    $180K, compound annual ROI = 3.28%
    $200K, ROI = 4.65%
    $250K, ROI = 7.61%
    $300K, ROI = 10.09%

    So the question is what final 2022 price could be assuming 0% p.a. capital gains?

    Good day,

    Short position on bonds (as well as any income assets) is quite expensive because you have to pay to lender 100% of income from these securities.

    There are 10 years bond futures on ASX, maybe they will more appropriate solution because you don’t have to pay interest and get very nice leverage (25 to 1 or more) so you’ll need just $40K to hedge $1M

    However, prime rate may be included in future’s price, so holding this position will cost you just prime rate that is usually lower than bond’s interest rate.

    Another disadvantage is that futures have maturity date (3-6 months) so you’ll have to roll to a new contract when the old one is about to expire.

    I have big experience with hedging currency risks with futures and I’m thinking about hedging property prices/interest rates with it after I move to Australia this autumn.

    Dear investors, does anybody use futures to hedge interest rates here?

    Hello Richard,

    Thank you so much for your reply and your help!

    It was sad news that I can’t get financing immediately.
    I had some IP experience at home (as a hobby) and wanted to buy IP in Australia as soon as I research local market good enough.

    By the way, in european countries they usually give loans to foreigners but demand bigger down payment to protect bank from losses.
    Turns out all Chinese buyers buy without any mortgage in Australia! WOW!

    Could you tell me if I still need 2 year’s tax returns in case if I get a job much sooner?

    Do NZ IPs have higher yield than AU ones?

    NZD prime rate has been always higher than AUD and it theory it should be reflected in IP yields.
