    Hi Corey. Yep plan to relax for a little while and go on a over due holiday. I’ll probably buy regional and this time go for cash flow instead of capital growth but something I can develop and renovate.

    Thanks guys it’s on the market and hope to close it in the next few days with plenty of offers coming in. I’ll sit tight for a little while and watch what this insane market will do. No more negative geared property for me!

    Hi Ethan . I have had two opinions and they both said similar things. I have plenty of equity but serviceability is starting to get maxed out.

    Hi Jerry, that is also my plan, but I’m finding at best around $50 positive cashflow per week at 4% interest only and are regional, also focusing only buying if these houses are on large blocks for future development. So my plan is to flip some properties in melbourne for cash flow, these would be most likely be negatively geared anyway, and then buying more of the ones to keep long term.
    thoughts?

    Hi Jerry, did originally consider doing that (my goal is to grow my portfolio so even considering selling is a big deal for me), but apparently I’m getting close to my serviceability limit.
    its also negatively geared and i feel it may hold me back even more, esp if the market stalls or goes backwards.
    id really like to get into some flips and utilise my skills in stead of doing so for my customers back pocket.

    Hi, personally I think they are butt ugly and devalue the look of the house. Some people may say yay no maintenance, others will say looks cheap and what are they hiding underneath?
    I guess it also depends on the type of house and which area it’s in, if it’s a cheap house in a cheap area probably wouldn’t be worth while, but if it’s a nice period home in a decent area then you are doing the house no justice leaving them on .

    Hi Suzi, I’m also in the same position sort of, except I run a maintenance/Reno business for the last 10 years. I’m trying to build a property portfolio and also get away from my work and get in to flips.
