<p>I&#8217;m from Sydney so my Victorian knowledge is not my strong suit, however, in regards to the 3 or 4 bed T/Houses over a 2 bed, I think it would be wiser to go for size and quality of the 3/4 beds. They sell for more, rent for more and majority of buyers prefer a bit of space rather than a closed in feeling. I completed my due diligence in regards to comparable sales and can easily stack the property to $630-$650k<br />
You just can&#8217;t and haven&#8217;t been able to buy a top floor unit in this area for $600k for quite a while. (I buy dozens in this area every year)<br />

<p>CBA doing loan, HTW doing val.</p>
<p>The valuer didn&#8217;t inspect the property and did a kerb side $35k under contract price.</p>
