    Please kindly consider accepting this tenant and their pet dog. I had a Labrador for over and decade and I can testify that they are generally fine indoor pets.The two major considerations are toilet issues and hair, which may lead to odour problems.As long as the owner is responsible and takes the dog out to go the toilet, there shouldn’t be any harm to the property. Most lab/retriever breeds do not bark and certainly don’t cause damage unless they are a pup. How old is the dog and how long has the owner had it?If I were you, I would put in a pet addendum in the lease which states they must do special de-odorizing and a hire a certified pet cleaning company or something when they leave.

    Really? I thought buyers agents were involved in all transactions in the USA. I’m pretty sure I’ve had a buyers agent involved with every house I bought. I guess I could be mistaken.I initially had a fantastic buyers agent in Phoenix who I bought one house through but he basically said the amount of work he was doing for the small commission he got was not worthwhile. Alas I had to find another buyers agent and that kind of saw my downfall as things took a nose dive from there. I’m not blaming the agent but I think having an intelligent and honest buyers agent is vital.Did you manage to speak to Kimberley yet Jay?

    Jay you are not going to get lack of gratitude from me. My downfall is my youth, loyalty and too trusting nature.I actually bought properties I didn’t particularly want to buy because I thought the agent had done a lot of work inspecting houses for me and I owed her the commission. I also wanted to give more work to the tradesman who I considered my friend. This is one of the most heart wrenching factors for me because for nearly a year we had constant discourse via email and phone. To find out that everything that person told you was a lie and all that time they were making up stories to syphon more money from me is most upsetting.It’s actually kind of funny to realise my stupidity in hindsight. Like when I asked him how many bedrooms were in one of my houses he had apparently been renovating for several months and he couldn’t even tell me. He evidently hadn’t even stepped foot inside.I’m going to email you now Jay. I promise there will be no forgetfulness at my end for anyone who can help me sort out the mess I got myself into. You will more likely be the recipient of flowers/wine/chocolates at your doorstep.

    Jay, you sound really smart. Can we be friends? You lose me a bit though due to a few typos and acronyms I don't understand. It would be good if this was a real discussion forum as opposed to online but I'll soak in as much wealth of knowledge from everyone here that I can. Thank you

    zmagen I think I saw them for sale through ziprealty and I bought them through a ziprealty agent. She is a nice woman. They were about $122,000 for the 3 from memory. I looked on zillow and rentometer to get a gauge of what they would rent for. So the ROI seemed very good.
    However as I didn't visit them, I was unaware the neighbourhood is very bad. They did require repairs I paid a tradesman to do all the repairs so they were rent ready. Unfortunately he took the money and never did the repairs. From my perspective the whole thing has been a debacle and source of stress.

    zmagen can you clarify what you want to know? I saw 3 properties for sale for a cheap price that were built in 2008. They were originally built as model homes. It seemed like a good deal so I purchased the 3 houses.

    Wow I'm really I overwhelmed by people's support on this forum. I didn't expect it at all. To those people who implied I was naive and stupid I must agree I displayed a degree of this.
    I felt I did do due diligence by checking the tradesman had a registered address with the BBB and verifying his home address. I also did a reference check with a real estate agent he was employed by.
    Also I spoke to this man at great lengths on the phone. We had regular 30 minute telephone conversations. He sounded like a person with good morals and told me he came from Utah where all the folks are honest.
    I'm 25 now but I was 23 or 24 when I first started employing him and I have been known to be way too trusting of others and gullible. On the positive side it was a good experience to become more wary and smarten up.
    I have also spoken to other people he has ripped off. I spoke to a young man who has a wife and baby to support and this tradesman employed him to run around doing all his jobs for him for some 2 months and never paid him a cent. Like me the man trusted him but finally just refused to keep working when he didn't get paid anything. I fully believe the tradesman is going through life ripping people off at any opportunity where he can see he will profit without being caught. The last few times I tried to contact him his phone just rang out and I assume he had to get a new phone number with all the people who would have been chasing him.

    Priceless :)) I'm also curious, how'd you get to this position?

    I owned 8 properties by the age of 23. I neither work for google of facebook or have rich parents. I have been working since I was 12 and I'm both a hard worker and a smart worker.
