<p>Be wary of anything smaller than 35 SQM. Avoid anything under 25Sqm</p>
<p>Not saying you may not get some specialist finance, but remember one day you may want to sell, and all the buyers will have the same problem.</p>

<p>Having a car lease as part of pre tax dollars is nothing really special since FBT came in. It is only a slight advantage.</p>
<p>The real advantage is being able to claim all the expenses like petrol, reg, insurance from pre tax dollars. So keep it going I suggest, but it may depend on you tax bracket.</p>

<p>Whether you hold it or sell it depends on your own investment strategy.</p>
<p>But it is increasing hard to find reasonable cash flow properties &#8211; if you sell it, then someone else gets the ongoing benefits. And the yield with a 20K population is good.</p>

<p>Be careful if the lease only has 20 years or less left. finance companies will avoid or won&#8217;t lend against such properties. In fact if it has less than 30 year I would be careful.</p>
