We always discuss with our valuers before beginning major renovations. We outline what we are planning on doing what quality finishes etc and ask them for an on-comp valuation. This tells us if we are going to make money out of this or not. The more you do the easier it gets as the valuers get to know the quality of your work.<br />

It should already be written into the lease what they have to pay if they wish to break it signed by them when they took the property, not a verbal agreement when they want to leave.<br />

People talk about giving movie tickets as a reward to tenants that pay. You always talk about 2 tickets what if you have 3 tenants or 4 or more? Another thing 1 property may not sound alot $28/mth but if you have 5 thats an extra $140 / mth. How does this sit with the tax man aswell?<br />

Rent 265/week * 7.5%/52 = $19.9<br />
Rates $1800/y /52=34.6<br />
Oh am I over $40/week yet and I havent even added in insurance or land tax let alone maintenance.<br />

We bank with CBA and have pushed them to 85% without LMI, we went to the bank with our business plan talked alot and eventually got 85% so it can be done but they dont like it. Other thing is banks may be getting more stricter with money now than they used to be what with talk of the property market maybe peaking.</p>
