<p>I would also be asking what marketing they have in place, do they have conference facilities etc that can bring in extra dollars, especially if it is a &#8220;pooled return&#8221;.</p>

Just like people wrote off Newcastle the same is happening with Buffalo.  The attitude in Buffalo is changing as it did in Newcastle.  Look at Newcastle now.</p>

As we have been renovating rooms we were getting them spray painted (Often twice as it is very easy to see when the paint work is uneven).  We also found that this surface held onto smoke etc, in the end we spray bleached the whole ceiling rather than painting. 									<content:encoded><![CDATA[<p>Relationships are everything in this game.  I have found that dealing with one agent in one town has made a difference.  Often country agents do not act under exclusive agency agreements and therefore can sell you any advertised property.</p>
<p>Building that relationship with one agent can create a lot of gratitude.</p>
