Are the cracks in the bedrooms? What is BIR?
Is the cracking in the plasterboard ceiling?
Is your house single level or multi level?

You have confirmed that Land Tax implicatons should be taken into condideration, once the threshold has been exceeded, as it will affect the profitability of the investment. I suggest you decline the application. Thats why they make applications. You have a choice. Don’t worry about the agent, they can find you another tenant you will be happy with. It’s not ALL about money. You have to be happy too.

I can’t speak about Melbourne but Inner and Near City Suburbs in Brisbane do outperform outlying suburbs. The yeilds are lower but the Capital Gains are higher.
