I have a similar number of properties to you and read books etc. I also went to the masterclass in Brisbane and it was not your typical “raa raa” sesion.

A couple of points I picked up on from the class were well and truly worth the the ticket price.

There is always room to learn someting new.

I would be doing my own due diligence no matter what you think the other investor has done. Maybe the other investor has uncovered something since they submitted the offer and is only making can’t finance noises to get out of the deal.

The rate are about $100.00 per quarter less than Brisbane. No doubt there will be an increase as I recently recieved the new Natural Resources valuation and the land value has increased by 345%. I have seen the steamers for rent in wallpaper shops in the past. Maybe I’m showing my age, are there still wallpaper shops??

The steamer suggestion is the wat to go.

Wallpaper has a water based glue so to disolve it quickly you need something hot and wet. You can not use a heat gun on it because it just burns the paper and will not moisten the glue.

And there are great tennants there who love to live in the area and who take pride in their homes.

I think any incentive is a good idea, however, I believe that if you get to know what motivates your tennants and design an incentive to suit, you will really reap the rewards.

I guess it’s easier to do when you only have a handfull, but I have gained some great insights on mine, just by chatting to them.
