It was tenantless for two months before the sanding and with nasty carpet and rented out within three days after the sanding.  I agree it makes a large and positive difference</p>

I&#8217;m with lifeX and Oxygen Funding.  It also doesn&#8217;t hurt to try other agents although you want to make sure that they are also selective about tenants they&#8217;ll let to.</p>

<p>Things don&#8217;t always work out as planned.  Apparently if you have a good reason for not moving in (eg new job, family issues, moved somewhere else) and you write and let them know they don&#8217;t reclaim the grant.  At least this was the case two and a half years ago.  Ring and ask them and they&#8217;ll let you know.</p>

They can be set up one day and virtually cancelled the same day.  Wether you get the rent, regardless of how it is paid, or not ultimately depends on the quality of the tenant.</p>

<p>In my experience visiting an area, particularly interstate, is half the fun.  I usually set aside longer than a day so I can really get a feel for an area.  Great way to get to kbnow the country.</p>

									<content:encoded><![CDATA[<p>Talk to the WA equivalent of the NSW Tenancy Tribunal.  I have found them (NSW) to be EXTREMELY helpful re defaulting tenants.  A &#8220;disappeared&#8221; tenant is more difficult but they should still be helpful.  And do exactly as they recommend &#8211; they know the problems that landlords create for themselves by not following the laws EXACTLY.</p>

<p>It might be worth comparing the rent currently being paid to market value.  It might be reasonable and possible to put the rent up a few dollars to $102 per week (51,000*2/1000) and you&#8217;re there.</p>
<p>For me having properties all over the place is part of the adventure.  If you want to go you can and explore along the way.</p>

<p>I would personally hesitate to install equipment that would need regular maintainance or could break down eg airconditioners, dishwashers unless it was specifically asked for or was necessary in a particular area eg far north Qld.  Sometimes the return is not worth the extra maintainance.</p>
