Yes as you can see this idea has been going around in lots of investors minds. The hard part is finding the +ve IP’s.

A great idea, though being a full time property investor would take time to achieve. Only after lots of hard work and smart investing could this be achieved. How many properties would you need in your control to gain enough +ve cash flow to suport your family.

It’s a case of what you want to achieve out of your investments. Cash flow or capital growth?
Keeping this in mind, you can’t go down to the shops in buy a loaf of bread with capital growth, with good +ve cash flow you can.

Thanks for your advise, we are already borrowing off the equity from our house. We are still thinking about it and yes you are probably right about the house going up in value quicker than Country houses.

I too like the idea of getting into good bus/mobile home setup and just buzzin off all round OZ.

Ive thought of that aswell, but try and find me a house at 1/2 price in the same area is impossible.

I wouldn’t mind buying a nice unit to live in for 1/2 the price and invest the rest.

With that line of credit you pay IO but isn’t the rate variable on a line of credit.

Look at the vacancy rate and what type of tennant will be moving in. If you are worried about the agents leting fee, well thats just a fact of life, you need to add that into your numbers when you are working it all out. Unless of course you let them out yourself. Interest rates up to 10%? How long do you think it will take for that happen?

I have most of my loans fixed for as long as pos.
Only one of my loans is variable and that is the one I am pumping all the extra cash into.

So an increase in Interest rates won’t have that much effect on me.

Bedsitters. I think you need to be comfortable with what you invest in. It depends on if you can sleep at night or are you going to always sit up and worry about the future of your Bedsitter.

Thanks for your advice. you are correct it would be a major task trying to spend that much cash on IP out in the country.

The way I see it though, is that we must get started as it will get harder and harder to find good +ve cash flow IP’s.

My view is to do a bit of both + & -. Sally and I have been thinking about selling our house in Sydney and buy negative cash plow prop off the plan in Sydney, at the same time, we would also buy +ve out in the country, just to balance it out.
