Hi, read the book one month ago. Being looking everywhere, city, suburbs, country, interstate. Is it just me or is the price of proerties way too high at the moment to find a place which even passes the 11 sec rule. I am so keen, however, losing spirit and belief that + cashflow properties still exist. Have I missed the boat and should I wait for prices to correct. Please some advice!![|)]

    hi Samelma

you are not alone in your fruitless search. sadly even 12 months ago these type of propereties were common, but in Australia not now. There are still good buys out there but they require patiance, hard work, good networking and a bit of good fortune.
sorry not to be able to give you too much enthusiasm.

    Hi Samelma

It is hard, but when u find your 1st one they will keep coming as im finding out.

I am new to all this and just started finding them myself in the last few weeks. I can suggest you pound the footpath to find them, or try many other methods that suit you. Another option is to pay a commission to others for finding them. Good luck which ever path u take, there are many and im sure persistence will get u there.

I know I have about 3 available in Australia at the moment, as do many others.

You must think outside the box. All the ones in the box are already snapped up, unless you have good connections. Be creative in your search. Get information anyway you can. And keep reading books. 1 or 2 books wont make you literate in the area. Sadly, whats most important is taking action on your aquired knowledge, and this can be frustrating in a situation such as yours. If you are smarter and more creative than the average joe you will beat him every time.

    best of luck
