    Hello,

    Just curious about the types of renters you get and what are the average of their durations were – any specific reason for renting and leaving, etc?

    Such as couples (with or without kids), singles, etc – age groups also close to city or further back, etc.

    It greatly depends on the area of the property.

    I have 2 bed units in Mentone and Frankston.

    The quality of tenant is better in Mentone. Never lost a weeks rent in Mentone. Had some dodgy ones in Frankston. They seem to be more professional workers in Mentone compared to more blue collar in Frankston.

    Duration of leases – about the same.

    I found our houses are rented mainly to families, current tenants have been in one for 2.5 years and the other for 2 years. I expect that with kids in school, neither family wishes to uproot them, so they stay. Also have a two bed unit in a regional city, has much shorter stays ie: 6 months, but it is furnished so expected it to be poeple in transit or ther for work etc.

    These are all in WA.

    From my experience poor quality places attract poor quality tennats and as for length of stay well that depends on how cheap the rent is!
