I’ve recently moved up to the Gold Coast from Sydney. My wife will soon be back in the work-force part-time and we don’t want to pay rent any more.What suggestions do you have for looking for our first home (neither of us has had a home before, so should be good for First Homeowner’s Grant)?
Which places would you recommend checking out for home loans?
Should I start just looking at open homes to get an idea of what’s on the market and spend a few months studying what’s available?
Do you have any recommendations of things to look for (or look out for!) in finding a first home?

dnt know if you’ve got children but I would suggest it’s next to schools , parks, shops.
I dnt know QLD that well, so I can’t be of much help unfortunately but I would suggest also to do some research into the Gold Coast and looking at median proces for the past 10 years since it is going to be your PPOR.

Arghhhhh, I did a monster reply to you and went to post it nd my internet had dropped DOH!!!!
OK go for it but be open to units/townhouses too as it is a stagnant house market but townhouses are still moving in SEQ at the moment.
3 years ago t/houses were 40k and houses were 80k, people were saving based on these figures. The market moved. Now houses $180k and t/house $120k. Gap widened but t/houses still moving due to affordability of the locals dropping into this market recently.
As your first if you have no kids maybe a townhouse which will give you some cap growth a little quicker at the moment would be a better first home for you.

you could ring around a few of the local Real Estate Agencies and get yourself on an open for inspection list to cut down the time you spend in the car.
someone very wise once told me to look at absolutely every property in my price range no matter what the condition, style or location of the home was. That would make the ‘bargains’ or those properties under market value become very obvious.
i think it’s Dolf de Roos (sorry about the spelling) who uses the 100:10:1 rule…
