    So where are these positive cashflow properties. I am relatively new to all this. I have a tenant moving into our first IP in regional area of vic (purchased 2 weeks ago for $175k) Rent is $195 pw. We are intending to build 2 3brm units on back in the not to distant future.
    Where are the areas of +ve cashflow in Vic? $100k-$150k……..puzzled [hair2]

    Parden the pun, +ce properties are the same as walking onto a five acre block covered in river stones. One of those stones has a gold nugget underneath it guaranteed, so start turning and you will find the nugget.

    Or just wait for the crash of 2006 and pick up plenty[blush2]

    I’d forget about searching high and low for CF+ and continue down your current path of buying existing property on large parcels of land and sub-dividing. I think you will do much better in the long run that way.

    the elusive cashflow is interstate and overseas oh great latecomer to the wonderous world of investing. They hide their bushells in paces good people fear to tread. Those bounteous lands that have slight speach impediments and large opinions……WA and NZ. Cheap airfares though!!!!

    Dont be alarmed you are not alone. Many have failed to catch this wave. Another in your state coming soon. Maybe 2008-2012.Shhhhh lets catch it.

    hi guys

    you can still find properties that are 100-150k easily in Victoria. But as far as cash positive goes not really.

    Horsham for instance you can buy ex commission homes for 95k and rent at 155pw
    Stawell about 75k and 125 pw
    the La trobe Valley 95 for 135pw

    So not cash positive but about as close as you can get in Victoria without buying in the middle of the Mallee.
