    G'day all… just interested in peoples thoughts and ideas on this one.

    My wife and I have 3 IP's in Tassie which are managed by a property manager while we live in the NT. After giving tenants at 1 property a notice of disposal, they did a runner and didnt pay the 6 weeks rent it took for the notice to come in to effect. It has now been 5 weeks since they did a runner and our Terri Sheer Insurance was to cover 6 weeks after the notice comes into effect to find another tenant. My property manager emailed me last week telling me she had lost the original lease, and unless I find my copy then we will not be able to claim the lost rent while trying to find a new tenant.. this equates to about $1400. Does this just sound ridiculous, as we pay our property manager to look after things? I religously keep all my copies of leases but I have misplaced this one in travel between the NT and Tas. I would be interested in peoples thoughts as to which step I take next to recover our lost rent. Cheers

    In the first instance, speak to the licensor (it they aren't already the person that you deal with). Tell them it is unacceptable that you should bear the cost of their blunder/incompetence etc & see what they come back with.

    Hi Tuggerwaugh,

    Cant offer anything but “me too” with regard to aggravation with Property Managers.
    2009 has been a comedy of errors from the clowns I have at the moment.
    One tenant vacated Dec 22 and I took the opportunity to inspect the property and interview a new agent while the existing agent was hovering.
    Made no difference – the existing agent was still happy to annoy the crap out of me today!

    I wish i could find a way to make money doing bugger all!

    HI Have you tried contacting the rental bond board/agency in TAS? I would imagine that they should have a record of the lease agreement in order to lodge the bond with them.

    I would also be looking at engaging a better more efficient agent.

    Thanks for your replies….. I'm moving back to Tas in April and will be on 12 months half pay so I think I will take control of my properties. Couldnt do any worse than the agent we have at the moment. Thanks again.
