    Dear All

    Thanks for participating in the forum – you comments and question are of great value.

    I have an interesting opportunity / problem that I was hoping I could get some out there to help with.
    I have taken out an option to buy a 2 bed room, 2 bath , 2 car unit in Drummoyne. The option is for 3 years for a fixed amount ($649K). The time line begins once I rent it out to a third party.

    Late last year I move about 6 hours up the coast and I am having difficulty finding a suitable "buyer" (option taker – rent to owner) to take up this opportunity because of my inability to interact with them in Sydney.

    I am looking for some one who can either help with the transaction in any capacity.

    From my estimation their is a minimum $35K in the deal maybe more if you have the experience.

    I hope this post is ethical and relevant to this site.

    To make this an educational exercise to observers I am happy to discuss this matter on line so every one can learn.

    Hi Beck,

    I believe I can help you out with this. The way to tackle this problem is to find an interested buyer in Sydney and also provide them with external finance. What will make it attractive to the buyer is that they are buying at below market value whilst at the same time paying much more than the original option of 649K because of the high growth in Drummoyne over the last 2 years.

    Is the unit currently tenanted?  The reason I ask is because a couple of months ago we succeeded with a long distance lease/option (rent to buy) sale in North Parramatta.  Drop me a PM if you'd like further details.  Good luck.
