<p>If the LVR is above 80% then I would say it is extremely unlikely that you can get it across the line.</p>
<p>Other factors come into but LVR is the biggest one.</p>

<p>An example of this is Westpac and their 50% rent reliant policy &#8211; so essentially if the rent is 50% more than your total income than it makes you rent reliant and they do not accept over 80% and take it case by case if its under 80%.</p>

<p>In that case I cannot see anything stopping the buyers from ascertaining finance but I&#8217;m sure the devils in the detail. Talk to a banker or broker and give them all the documentation to assess.</p>

									<content:encoded><![CDATA[<p>Their DUA is still $850,000 but thats not full DUA and sooner or later you will have issues when you go into LMI territory which I see quite often with lenders that don&#8217;t have full DUA.</p>
<p>Since he has 5 properties already then it will definitely become an issue if he needs to access MI so AMP&#8217;s not the best fit for him.</p>

Even if your application ticks all the boxes &#8211; the underwriter can still turn around and say &#8220;nope not lending you any more money&#8221;. I seen this happen to quite strong applications.</p>
