<p>Helped a developer with some finance a few times and had plenty of security.</p>
<p>It can be risky of course but if structured carefully it can be a great little earner.</p>
<p>We knew the developer and have been able to help &#8211; and of course have been well compensated &#8211; up to 35%</p>

<p>When signing a contract &#8216;subject to finance&#8217; I would suggest that you add the phrase &#8211; &#8216;of the purchasers choice&#8217;.</p>
<p>This is a safegard for you as you may end up with finance from anyone with rates and conditions you wouldn&#8217;t like &#8211; eg vendor finance.</p>

<p>Thanks for your reply. I agree with what you say &#8211; what you see is what you get. However I do believe that it is the responsibility of local council to follow up as many are illegal and do not have permits.</p>
<p>Years ago local councils used aerial photography to monitor such activities.</p>

<p>With regard to industrial the secret is to have the &#8216;right size&#8217; and a good PM. I tend to favor 300-350 sq.m.</p>
