    You need to get yourselves onto a good broker as fast as you can.

    Don’t do the running around yourself as you will become frustrated. There is a lender out there for you – let a professional show you the way.

    Your incomeand equity are sufficient and with your equity you may be able to avoid the Mortgage Insurers so I think it is doable.

    Why are you doing it?

    It may sound like a great idea today but as others have mentioned it can get untidy in the future.

    I would prefer to do a project with others for a short term deal with clearly defined goals and an exit plan. Perhaps a buy – reno-sell or build and sell.

    I have heard that Homepath are slow and frustrate many people with their service up to settlement however I have heard no complaints with their service post settlement.

    Each lot of borrowing is determined as a new loan.

    Even a redraw is treated this way.

    The purpose of the loan/redraw determines the deductibility.

    Except of course that if you use the extra money for non income producing purposes yo will not be able to claim the interest on this component on your tax.

    I would recommend having a split on the loan to show the different loan amounts – certainly your accountant will thank you for it.

    You should disclose it to the lender, especially if you wish to do more than one.

    You will need a wrap friendly lender and a wrap experienced broker. Someone here should be able to make a recommendation.

    My solicitor forgot to get the rental paid in advance. Lucky the vendor was nice and paid as they didn’t have to.

    I would be very cross witth your solicitor and perhaps consider getting another on board. I would imagine $10 000 would be a small price to pay to avoid being taken to court in a small town country like NZ.

    A better idea might be to raise your current home loan by enough for a 20% deposit and purchase costs. Have them show this as a split so you can track the two amounts and pay them seperately.

    Then aply for a fresh loan for the new place with a 20% deposit. This will avoid LMI and cross collaterisation.

    They are no tighter than other lenders, in fact in some areas I would consider them to have relaxed normal lending practices a surprising amount.

    If you are refinancing a current debt and income levels are unchanged then the process is almost automatic.

    Anne, Factor in all the selling costs inc CGT. You might find selling becoming less and less attractive.

    Perhaps an answer is building the portfolio further?

    I believe there to be a lot of positives to ACT property and I personally wouldn’t be rushing out selling.

    There is a Caveat Emptor section over at somersoft. Be prepared to have your proposal examined pretty closely. They expect the story to be posted not just an invite for expressions of interest
