Most major lenders require commercial terms for more than three dwellings on one title.
I cannot recall a lender who doesn’t offhand but other brokers may do so.
IFHL will do a 0% interest loan on any residential property.

There is no CGT payable on the PPOR.
If you rented it before you moved in or owned another home in the meantime there may be a CGT liability.

If you were to use Interest Free Home Loans then it doesn’t matter where the equity is.
You can have all the equity in the IP and debt in the PPOR and it still will not affect you tax wise.

I would suggest that you do this only if the synergy is substantial.

Absolutely. My wife was gobsmacked when they told us to do that! We had to dust the tops of doors too – it was real white glove stuff back in the late 80s and early 90s.

I have heard owners complain that the long lease affects resale value as they cannot be sold to the owner occupier market.
I lived in DHA houses and I can attest the high high standard of upkeep and inspections done. I have never cleaned curtain tracks with a toothbrush for any other landlord[grrr]
