    Absolutely possible if the numbers stack up – and a good idea too. This is the way I operate as do many of my clients.

    Best to get yourself a preapproval whilst you are finding the right property.

    Gosh, sounds pretty interesting. It would be very hard to commment on the wisdom of it.

    Do your due diligence. Will they be seperate title? Will the rental market demand them? How will you finance the construction?

    IO loans have an IO period of between 5-10 years.

    They then revert to P&I for the remaining period. This IO period can often be renegotiated for a further 5-10 years.

    You can usually pay off part of the principal in this period.

    Here in NSW the tenants will be responsible to continue paying rent until new tenants are found. Also for the costs of advertising and reletting. However you must make every reasonable effort to retenant it.

    I agree with yack.

    I have seen clients have to accept a low offer on their PPOR as they need to get out of the debt. I wouldn’t do it in this market.

    The FHOG is for buying a home. You can use the home for 6 months starting within the first 12 months of ownership to qualify for the grant.

    The deposit you can use varies to as little as 3%. A 20% depositis the best amount to use but with extra costs it can be reduced substantially.

    Not really enough info for any definate advice.

    I wouldn’t normally advise an LOC unless you really need it – I don’t see that you do in this case so far.

    If you are organising a builder straight off then a loan on completed valuation will be the way to go. Will keep the LVR down and the LMI down too.
