Please don’t ever think you can’t get a loan until you have canvassed all of the lenders or have a broker do it for you.
It is often all too easy to shoot yourself in the foot before you even start with a negative attitude!

Don’tforget folks tha twhen rates were that high the average mortgage was about $100 000.
Mortgages today are substantially higher whereas incomes haven’t risen comparably.

Yes.
On the portion of the loan used for the IP.
If you have an exisitng PPOR loan then have the IP portion clearly identified on the statement using a split. Your banker or broker can set this up very easily.

Polished boards look good and are good for capital appreciation, however they don’t wear as well and are not as tenant friendly in a cool climate.
A good industrial grade sisal carpet is attractive, modern and hard wearing in my opinion.

Never heard of it.
Margin calls could fuel a huge dip in the market as it did with the stockmarket some years ago.
I couldn’t see it becoming a widespread practise amongt residential consumers.

Sounds like converting company title to strata. Or strata titling an apartment complex oin one title.
Can be done. There may be structural requirements depending on the age of the building – things like fireproofinf between apartments etc.

Basic principle is to reduce all non deductible debt before deuctible.
So if you have a home loan go IO on the IPs until it is gone.

Ring around some nurseries and tell them you want a large amount of cheap natives – ask for the old stock. The public doesn’t buy plants that don’t look 100% and often you can get a great deal on a ute load of rough looking natives that will perk up when planted, fed and watered for a season.

Most building reports are full of waivers however they are insured so I imagine there must be some accoutability.
Ask your solicitor or contact the Dept of Fair Trading. This must be a commonly asked question of them.

Get a broker to run your figures for you. If they have enough lenders on their panel they will immediately letyou know which lender will lend you the most in your situation.
Ask friends and familyfor a referral to a broker to ensure you find one that is capable.
