this may be of interest. an article last week top 10 suburbs in Perth which were expected to outperform over the next 10 years. Reasons such as proximity to beach, developments, new railway etc.
Top of my head some included:

Queens Park
Rockingham
Mandurah
Coogee
Quinns Park

On a personal level I have learnt a great deal by reading. I have never ever attended a workshop etc. and probably never will. I am not comfortable with this environment, however seems to work well for many people on the forum.

Innaloo is well located and with future developments will have great potential for long term growth. Just look at the surrounding suburbs, cant really go wrong.

I would look in local newspaper at what rentals are going for in area, ie, 2 and 3 bedroom. It cant be too hard a good PM should be able to give you this info.

I would think you would get more for 3 bedroom than 2 large bedroom.

You mentioned that this is a “long term strategy” if this is the case I would not be too concerned.

I have found that a mix of (+ve) IPs and IPs with potential for CG enabling you to tap into the equity works well.
