    Hi Vtxdevo,
    Yes, I heard about this Marina it got me very interested.

    I was hoping for around $250,000 H&L package, so depending on block prices.
    It is also a little confusing as there is PT Kennedy and Pt Kennedy Springs, the later appears to be cheaper. I’ll need to take a run out there.

    Hi vtxdevo, sounds like you are familiar with Rockingham. What about the newer areas such as Anchorage and Pt Kennedy, what do you think.

    Sorry , I meant Coolongup possibly looking at $175,000 to purchase (3×1), however houses are older in this part of Rockingham. I still think represents good buying.

    Coolbelup – cheaper suburb in Rockingham, worth a look at. Stats show that over the last 10 years this area has performed very well. cheers

    Times have sure changed since you lived in Perth, and believe it or not Morley is actually very impressive. Lots of very good reasons to buy in Morley, check out the info/stats you will be surprised.

    Hi there,
    I like both, whatever works. I go for mix of CG and cashflow (positive), cant ignore either. Just look at what suits your circumstances at the time of purchasing.
    From experience, they both can work. Many people on forum have done well purchasing both. At the end of the day it is what you are comfortable with.

    I was told that when “residential property is flat commerical usually starts flying….” has this been your experience????

    We own an industrial property we purchased a few years ago and prices are now moving and also easier now to rent.

    We have polished floor boards throughout house, look great. However, I must admit I do miss the carpet.
    Stainless steel, heard it is a nightmare to maintain.

    You may still find positive in Merredin, Westonia commencing in January. Regional Centre with about 5,000 pop. Lots happening in this wheatbelt area.

    Dont know about experienced investor. We do have an industrial property however.

    If you would like more info on commercial, you could start by reading
    “How investing in commercial property really works”
    by Martin Roth and Chris Lang.

    The returns on commercial/industrial can be higher, however the down side is it can also take longer to rent out.
