Thanks for your reply.  We are going to see an accountant in the next few weeks but have fairly well decided to sell the existing house to save on capital gains.  That will pay off the new house and still get enough equity to start building on the subdivisions. I have spoken with council on this issue.  The &#8220;shed&#8221; is actually a &#8220;class 1&#8221; so is not actually referred to as a &#8220;liveable shed&#8221; but a &#8220;house&#8221; or dwelling.  Our cows are sufficiently housed in their own &#8220;shed&#8221;!  I have actually seen one of these erected on another block near us and they look quite &#8220;homely&#8221;. We like them because they are both cheap and appealing.  The one we are looking at is a &#8220;barn style&#8221; and we think it will look perfect on our hill, overlooking the valley.  Also, you can choose where and how many internal walls you put in.  We have 4 kids and are planning one more so this is perfect for the amount of bedrooms we need.
