<p>I have a property I&#8217;d like to sell in a rural area that has a low demand from buyers, it is valued at 185-200k. LVR&#8217;s in the area tend to require LMI at &gt;60% although some lenders may go to 80%.</p>

Ie. if you borrow against equity in your PPOR and use it to purchase and IP then it IS Tax deductible.<br />

1. Apply for an NMI for the new residence from an energy retailer eg. Origin<br />
2. Apply for a &#8220;permission to connect&#8221; from whoever controls the poles &amp; wires eg. Endeavour Energy.<br />
