    Hi Liz

    We haven’t had any specific experience with Burnie but suggest you contact the Nelson City Council and get the demographics of the area. Councils are generally fairly helpful.

    Be wary of any investments in towns with less than 40,000 people, or that rely on one main industry.

    You may also want to discuss this with a New Zealand mortgage broker – there’s a good one in our new book along with a whole host of other tips which revolve around doing your due diligence.

    Whilst we haven’t had a lot of experience yet with relocatable homes (but are currently investigating it) we are aware that there are a number of legal issues that need to be considered.

    There has been quite a crack down in Auckland particularly with respect to investors putting non habitable or sub standard multiple dewllings on the one title or a cross leased title.

    So you will need to discuss your proposal with the local council and your NZ based lawyer before proceeding. They may also be able to refer you to reputable people in this field.

    Hi Kristine

    Nigel is spot on – as an international investor you need to be careful of the structures you use, otherwise you can get caught with capital gains tax and a whole host of other issues.

    We have found we have had to find the right accountants both in Australia and New Zealand and get them working together.

    In Melbourne we can recommend Ruth Watson & Associates on phone 9572 0144. Despite being based in Carnegie she does have an office in Northcote too.
