I do not have the finer detail of Ed&#8217;s property investor trust.  But I think it is a unit trust with its units being owned by another hybid trust, so to minimise land tax in NSW and to achieve asset protection.  Having said that, I must confessed that I have not seen his structure.</p>

There are incidents in the past that a unencumbranced property were &#8216;stolen&#8217; by crooks, by applying to the Registrar General for new CTs to be issued and on sell it to an unsuspecting buyers.</p>

Unless you have enough equity in other properties or you have enough cash to pay for those deal, you will find that lenders will not lent on properties in a regional centre of less than 10,000 people on 80%LVR.<br />
On the vacant properies, what are you plan after you purchased them?  Remember, vacant lands will not give you any returns?</p>

You haven&#8217;t included the closing costs for you IP which will added up to about 10%, which mean you will have only $12K and not $22k.  If you are willing to pay MI, you might be able to borrow up 95% of the purchase price.  The catch is, MI itself is quite costly.</p>

I bought a investment house at Auction and after spending about $15000.00 on a new kitchen I had qoutes from 3 real estate agent, they all show a 150k-200K from the price that I paid.  At auction, you only pay a bit higher than the 2nd highest price!  So never discount Auction![8D]</p>

As they sell more of these products, they formed a closer relationships with the contact in these financial intitutes as well.
