It sounds like you dont have much choice with only $400K&#8230; I couldnt imagine finding a house in the south of Sydney for that kind of money. Even if you went slightly west there isnt much around for that money&#8230; much less 3 beds 2 baths.<br />

The reason why I say that is that my grand dad used to lease out his land for truckdrivers to leave their trucks. It was really secure though as he lived near the land so could keep an eye on it.</p>

It is sold at most hardware stores, is really cheap, yet looks modern and effective. We put some up and it has lasted about 18 months, but probably needs replacing now. Its still cheaper than painting though&#8230;.</p>

It is very hard to keep clean with finger prints etc, and scratches easily. Maybe there are different types of quality though??</p>

I guess it depends on how old your parents are as to whether they need that type of care now, or in a few years.<br />

I think Kiwi is on the right track with self manage. You would eliminate the biggest problem in the equation then&#8230; the real estate agent, as well as increasing your figures.<br />

We are going through the same thing at the moment on a property in Sydney.<br />
Its been on the market for 7 months&#8230; empty! The seller was asking 640k&#8230; he is now down to 580k. We offered 520k, he said &#8216;no 560k&#8217;, so we said we would speak to him in a couple of months.<br />

I too have found a few properties over the last 12 months that match up to the positive cash flow criteria. My advice is dont just rely on the internet!! Get out there and talk to people. They are alot more sparse these days, but still around if you look hard enough!</p>
