Yeah you are right Wealthy. I think I would have a bit of trouble ditching a few of them as I am related to them! But I am just not taking on board any comments and when they speak about whatever annoys me I just change the subject. I think the attracting the positive and wealthy part is happening because you are here LOL. It is great just to be…[Read more]
You are dead on GOM. The amount of times you see an auction and the people are furiously wheeling and dealing after the event. Or in Melbourne where there is plenty of dealing before auction. The auction is to give a set date for the vendor and for the purchaser. Everyone knows the property is on the market and is pretty likely to be sold. Our…[Read more]
Well the thing about auctions is that they are not always the best way to get a high price. I think agents have started working out that by having a private sale they can inflate the price or ask the actual price and just get it. I don't think it means that people have stopped buying, they have just stopped buying at auction…….D
Hi,I was actually just looking into this the other day! It looks like it will cost around $45-$60k to move. Some of these prices included the house so Better to get some more accurate quotes. They also suggest on some of the sites that you factor in replacing the roof as this is cut up when moving. If the house is in good nick and you have a block…[Read more]
Hi Darren! You been posting in the results forums too? I'm in! Show me the Bling! I'm in Melbourne where there seems to be a lot of rain all of a sudden. We'll be coming along to all the days too even though I am an unhappy flyer nowadays. I was a bit unsure of the results forums. Seems a little bit more serious than these happy go lucky threads!…[Read more]
Hi MlK,I think your figures are a little bit skinny. The building cost needs to add another $20k just to be on the safe side and the surveyor/town planning part is quite skinny, probably add another $5-10k for drawings etc just to be safe. Does your reno cost include the changes made to the front house? Have you accounted for clearing the site?…[Read more]
Thanks Goldies! Thanks everyone, after drying my princess eyes, I went out and did all my homework and bought something in the lovely mountain town of Boronia (Vic) to either get planning on and sell off for a profit or build an apartment block we'll see… Everything seemed to click, we (hubby and I) all got on the same page like we used to be and…[Read more]
Good for you for getting in an finding something that was obviously a good deal. Maybe have a crack at the other apartment see if you can get it for a good price make sure the tenant is locked into a lease when you buy and see how you go. One of ours we bought with a tenant who isn't really into a fixed lease, meanwhile he is still there and still…[Read more]
In Melbourne outer suburbs small apartment blocks (under 12 apts) are going in on blocks sized around 900sqm. Inner suburbs are getting them on 700-800sqm. Buy up all the land. It doesn't matter if you don't do anything on it, it just goes up. Crazy days we will be living in.D
Thanks Scott. It's true that landlords can get a bit precious about properties! That is why carpet and tiles and a clean basic finish are great. Our landlords were still here packing the day we were supposed to move in. They ran around showing me all this stuff, how to use the tank (yep I'll figure it out) and all this other things I "needed" to…[Read more]
Yay!! It's really exciting when you finally have those little bits of paper! Are you going to make a good profit off this? And are you going to do it again? Good luck, now you have to build it!D
Hi,I think that Melbourne and Sydney may have a stagnation period but Perth and probably Brissy (after they get all the roads fixed in a couple years) will probably only start to see a beginning of a boom over the next year. It is a crock saying that all property, everywhere is identical in identical markets with identical conditions. Melbourne…[Read more]
Hi,It is interesting. A hoarder will hoard anything. Newspaper, pots and pans, rubbish, tin, wood, anything. They may have kept animals inside the property with them also and there may have been other animal infestation such as mice and cockroaches because of the amount of "STUFF" in the property.Now. How do you figure out if it is worth it?…[Read more]

Hi trustee,That's a shame that these comments have put you off a very fine forum. Like anything, sometime people will agree and sometimes they wont. At least no one is calling anyone stupid (which has happened quite a bit in the past here ). Good for you for having a go and saying your piece. Stick around with us a little longer you'll find that…[Read more]
Hi all,I wouldn't have said spending $6000 on investing education has used up most of my wealth. If anyone only has 6k to invest with they should probably buy a book instead of doing a mentoring program and then try to make some more money out of buying a property. There seems to be quite a lot of people who must either already be millionaires or…[Read more]
Hi,Haven't done anything with Metropole. I get Michael Yardney's newsletter and have read books listened to his webinars etc. I have to say what he is offering is similar to services offered by Metricon (builders) and also by quite a few independent architects. Personally, I would ring a couple of architects/development companies in your area…[Read more]

I think if you have the money and it is a direction you wish to take then run with it. I also get the feeling that you really only get out what you put in with…[Read more]
