Hi,The house we rent has high gloss polished boards in one living area. They are scratched. This house was their PPOR before they went overseas for a couple years so probably explains why the boards are here. We have not maliciously damaged the boards, but unfortunately they do not wear very well in a house with two kids. We are even a shoes off…[Read more]

Carly Crutchfield also does free one day courses in developing just google her and u'll find her. Haven't been to one, she presented at the 3 day mega conference and was dynamic. She does deals with her students for a cut of the profit as a way to train, but if you go to the free course (that is if she holds it in WA!) then it may be worth while.…[Read more]

  • DWolfe replied to the topic What advice would you give yourself 10 years ago that you know now? in the forum Help Needed! 15 years, 6 months ago

Hi,I love it!I think I would just laugh and say wait and see! Then I would probably also slap myself and have a few choice words about getting started now and not letting people talk you out of anything. I wanted to buy vacant land 10 years ago for under 20k and let myself get talked out of it! So for any newbies or people scared of what is to…[Read more]

If you look at http://www.activepropertynetwork.com.au/ you can find the meeting for WA. You may meet some like minded people there who are doing or want to do what you are doing. Your friend's dad may be really good, but it doesn't hurt to talk it over with other people who know about developing. Plenty of people on here who will help you…[Read more]

Hi,The Rookie developer course is run by the same people that run the Active Property Network, which meets in WA too. That was started by people who completed Steve McNights Results program. Don't be too put off by the advertising, everyone is trying to sell something:)I would still read the books. Who cares if you read 300 books if there is one…[Read more]

Hi all.I think this MEGA Market Update was great!  The great things that SM highlighted were the NSW govt offering incentives for empty nesters. This is a huge up and coming market trend. For anyone who is planning to develop, to ignore what is yet to become a huge market is a mistake. In other states there are not these incentives but who is to…[Read more]

Good points. At least it would give people a reason to contribute to their super voluntarily rather than see it as something that will never bring them any income.D

Hi!Good reads are the API small developments guide, Ron Forlee's book on residential development. Other ok reads are the Red Arm Chair developers books which are nice and simple, but you only get part of the process in each book.As much as I love Steve's book it is not the be all end all guide to developing and you need to get it right first time.…[Read more]

Hmm.320k per townhouse is about $50-100k over what you should be paying depending on finish. Where is the land? $800k is good value for that area? Have you done your own due diligence on this area and what these deals are like there?I think you should cut and run now. Don't tie up any more of your valuable time not making money.D

  • DWolfe replied to the topic Prop Development Feasibility Study in the forum Value Adding 15 years, 6 months ago

Hehe, go Scott!Yeah 400k for a townhouse is a bit rich. It'd want to have a gold kitchen for that! The whole thing is a bit on the nose. Probably great for people who can't think on their own but the whole profit based on CG reeks. I think you are bang on Scott with the company making the profit on the deal.Run Pascoe! Also tell us where your…[Read more]

Which state was this in? Which council area or suburb or area? I have recently made a very nice purchase via private sale (OHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHHH THE AUCTION RATES ARE FALLING THE MARKET IS CRASHING) Sorry very tired of THAT old chessnut. The are we have gone for is experiencing steady growth (wow steady even in Melbourne the…[Read more]

WoW!Uhh 3 years to get two units done and dusted is a really long time. The margin definitely should be 20-25% after all the costs are accounted for. This profit should not be in tomorrows dollars because if the CG never eventuates neither does your profit. The length of time is really long. Council approval on something that is like what you are…[Read more]

There are too many with a vested interest in seeing prices rise. There will not be a drop purely because two lots of govt will step in and throw money at any problem which changes the status quo. WJ – I don't quite get this whole moving back home thing. If you have kids how on earth would you move in with older parents? The mortgage belt is made…[Read more]

  • DWolfe replied to the topic October 09 Property Crash Begins in the forum General Property 15 years, 6 months ago

Yep WJ I think you haven't really had a good look at what councils are approving at the moment, all apartments. If you are not building boutique apartments you are missing out. What will people live in if they wont live in mcmansions or apartments? The street? What are you basing a drop of 30% on? No really? Because unless something drastic…[Read more]

  • DWolfe replied to the topic Perth – best suburbs for subdividable houses? in the forum Value Adding 15 years, 6 months ago

Hi all,There were a couple of good blocks that came up in East Vic Park, under that 700k mark. You have to be picky but if you call Tash Welburn at the LJ Hooker there she will tell you all about what she's got. She develops too, so you'll have to get in her good books :) Supposedly it's a hot market (I'm not on the ground so I don't know how true…[Read more]

Sounds nasty. Terry makes a lot of great points. I would explain to the rental manager that they need to let you decide in future. Your property your rules. You may have offered three months or a weeks free rent or something a lot less.Sounds like the manager got spooked and went for broke. Betcha they will be telling everyone in town about it!…[Read more]

  • Reeree,Pay and get some legal advice! Wow does that mean that anyone who gets a new kitchen put in needs a permit? Really!!!! And if you get some tiling done you need a permit? I really do not think so. A permit is required when you make structural changes to a property, such as walls, or renovate nearly the whole house. If they have a DA this…[Read more]

I'll run with that. I don't think growth will be too slow over here though. Maybe just slower than other countries. USA would have huge growth with a recovery. If you have a house that is worth 300k then it is worth 30k then it is worth 150k, that is huge growth, but not the price it used to be……I think unless USA does something drastic they…[Read more]
