duckster replied to the topic Are men or women more interested in Property Investing in the forum General Property 15 years, 11 months ago
I think it is due to women having to in a majority of situations to stop working when they become a single parent with a child or they are thinking ahead to when they lose employment due to having a baby. So they are more switched on with finding alternative income than men due to this situation of having possible times without income.

duckster replied to the topic Building investment Portfolio with Neg. Geared properties? in the forum Help Needed! 15 years, 11 months ago
If you buy properties that are negatively geared and pay the loans down over time you will eventually have a property that has grown in capital value and also in rental income. At the beginning it is extremely hard because 99%of your repayment goes to interest but if you can pay more than the schedule you eventually pay down the loan quicker than…[Read more]

duckster replied to the topic Deposit in the forum Help Needed! 15 years, 12 months ago
If you take a loan for the whole amount you still need to find money for the deposit and you would be risking losing both houses through cross collateral of the two properties. You can borrow from the LOC but it is better to have no other private use loan in the LOC.So that 100% of the LOC has been used for investment purposes to fund the 2nd IPIf…[Read more]

Usually solicitor doing the conveyance for your property purchase works out your portion based on time left as it would be unfair to have to pay the lot. Water rates are billed every 3 months and you pay a…[Read more]

An Auction works against the seller. If you set a reserve price make sure the agent doesn't talk you into lowering it during an auction. In the heat of the moment it is real easy to get sucked in to lowering you reserve price. You can always negoitiate with the highest bidder later if the house is passed in at auction. You can also get stung with…[Read more]
