<p>Have seen a few of you with great input on queries from others, so thought this may be a good place to start. </p>
<p>Bit of an odd one. </p>
<p>I have a build contract for a strata titled unit.  It is a bit different in the sense, it is a two level unit with no other floors for other titles, just has shared driveways etc. </p>

<p>West Perth unit prices have come down excessively since 2013. </p>
<p>I have seen many apartments come down 5-20% over the past couple years.</p>
<p>Commercial units in this business hub (essentially part of the CBA) have a current vacancy of 20% which is an indication on the area. </p>

<p>There are niche lenders that will lend solely based on security.  </p>
<p>They generally charge a application fee and a higher interest rate however if there is a good opportunity that you do not want to miss they definitely have their place in the market. </p>
<p>Where are you based?  </p>
