<p>As I am just thinking about the possibility to develop a small site I was wondering if anybody could give me a ballpark figure how much it may cost to build a 2 storey duplex with 4 bedrooms each.<br />
This would include tearing down an old wood house (with brick base) and construction costs from scratch including architect, etc.</p>

<p>I am starting to look into Australian property as an investment vehicle and discovered that Tasmania is currently still pretty reasonably priced. I looked at Launceston and found quite a fiew houses and units with yields above 8%. This looks pretty good to me but I am not sure if it makes sense to look into this further.
