									<content:encoded><![CDATA[<p>52 hours is probably a little to much but not too excessive , Some times a simple fix can be a can of worms.  I guess it depends on what had to be done to fix everything,every job can vary alot and isn&#8217;t as simple as it seems. </p>

<p>It&#8217;s also fine to clad over the top of plaster as long as you use screws long enough to penetrate the batons or ceiling joists..</p>
<p>Pine lining boards are a cheap and effective covering too.</p>

We are in Victoria and the first home owners grant is also set to rise in the next month or so?</p>
<p>My brother is a floor sander/stainer, a very handy trade for a home renovated as I think it&#8217;s adds slot of value for very minimal cost for us!</p>

<p>What would your advice be on what and how to borrow money for these situations?</p>
