Hard to say if he is negative gearing or not. He may have put $50K down on the deal and made it positive…..not the most sensible thing to do or the way I would do it.

What KEY is saying is that you can replicate the structure and do the same thing over and over. The other thing to remember though is that you need to have the deposit available to make this all work. Guarantees are limited to the vompany but you need to have deposits to obtain the loan. Sorry nothing to surprise you with in terms of an amazing acronym for WRAP. What a wrap menas though is wrap around mortgage. You are wrapping your own finance opportunity around your current mortgage. That is where the wrapping comes in.

Why do you say that returns are minimal ? 4% on their day now or offering them 13-15% as investors in a Wrap……Fairly heavy difference and worth chasing. For you it means no money in the deal and still make money from it.
