As said Nathan, structures are the key. I asked the same sort of questions and Steve explained a basic structure to me (which is in his Wrap Pack I think). Also I have a good broker who is keen to help me achieve my goal by playing hardball with lenders, etc. This makes my life easier as I have someone I can ask not Why can’t I do it….but how…[Read more]

It may seem a lot Nathan but that is not thast much believe me. The real challenge is finding a good solicitor. You can always check them out at the vendor finance association.

Hey Nathan…..Great to see you powering along. Find those answers and never feel bad a bout asking the question.
One thought for you is as Tara said. Decide what you want to achieve (big picture) and then decide how you are going to achieve that goal (little pictures). I will say though that insteade of choosing one particular approch only I see…[Read more]AD replied to the topic Opportunity for NSW wrapper in the forum The Treasure Chest 22 years, 11 months ago

Sorry to hear of your misfortune Angie. Just remember two things…
1. It is only a mistake if you repeat it…(you didn’t)
2. You control the game not the agent. IF it doesn’t fit….walk.
I know the next one will be better..

Have a look in the resources section of the website. Some good value stuff in there (I don’t get commission by the way).
Worth getting a few things here and then for further reading hunt through the forum for a post by Steve that listed some books worth reading.

I have no clue about the area at all Coolstil but all I can say is ifthis kind of investment fits your mould then that is excellent. I personally only buy property that is positive geared or that I can do a quick Reno on then sell. Hey Matthew,
Sounds like you have some good ideas. Questions for you. Where do you want to be and how soon do you want to be there ?? The options you talk about are great but different. Which one will get you from your A to B faster. Also why not consider using Investors for your wrap money and then allow you to do the deals like Rehab’s…

With Number 4 in the barrel it wuold be a good time to start hunting for an Investor pack maybe. Most of the big lenders offer reduced interest etc. in a package. I would suggest talking to a mortgage broker and asking them. For example I know that ANZ offers their LOC at around 5.97%….worth a look.
