    Has anyone completed a raise/build in underneath project in Brisbane/Moreton Bay recently? I’ve done renovations and am keen to do a raise/build under project. I’m looking to build my team (designer/engineer/certifier) but would like to do as much work as possible myself. Any advice or lessons learned to share? Any recommendations for the team? Any deal you’re willing to share (numbers and photos)? Thanks!!

    I volunteer myself for a designer part. Have done many projects of that kind, as a designer.

    Thanks. I will need a designer. Have you worked under the Moreton Bay Region rules? Have you created drawings that were approved by Council? Can you provide an example and cost estimate? Thanks!

    Hi Duchock,
    I am interested in that as well.
    I have renovated many places but I have yet to take on the challenge of an up and under.
    How much does it cost to get this type of project done? (Very rough costs of course).

    Good question, Dave C, I’ve heard everything from $80k to $200k. So far my raise costs are below (we’ll be renovating the top too). Current status: waiting on approval through Council for relaxation. I’m happy to share as we go along. Unfortunately my partner who does a lot of the building work for us has hurt his shoulder (not renovating!) so the project will take longer than expected, but we’ll figure it out.
    Costs so far:
    Design by Draftsman: $1500
    Building Certifier: $3773 (including inspections, relaxation through Council and Energy Efficiency Assessment)
    Engineering (including soil testing, slab design and beams, etc.): $1815

    We’re doing Owner Builder and that cost was approx. $500

    Hi Duchock, I have a tree lopping business which has a 3 tonne excavator and 1.5 tonne bobcat. I am just starting to investigate the property development business. I would like to get involved with some people who have projects like yours mainly for my learning. I have done this in the past and learnt other fields by way of mutual benefit. I would be happy to offer my facilities and crew in a way that we could both benefit. Please contact me when you have time.
