Hi. I have resigned from my position to work with property full time.  I am starting with reno's.

How do I get a team that is reliable and will stick to my plan of doing quick flips.

I have hired trades people to work for me personally on my own home and to be quite honest,

    it has been a disaster.

I have chosen an area where I have been recommended a builder and his team however he

doesn't want to travel to the areas that I am interested in Sydney.

    Any suggestions would be appreciated.

    Thanks in advance.

Personally, I think it's best to build a relationship with one person that already has networks in place.

For instance, I've got a builder currently carrying out extensive renovations on my PPOR. He knows all the best local tradies – and coordinates all the work. I just provide my credit card details every now and then to pay an invoice and provide some input on where/how I'd like things to go. Easy peasy.

    Cheers

    Jamie

What area are you looking at? Sydney's a big place and yes I too know tradies don't want to travel to the other side of Sydney.

I would have thought that would be the first thing you researched before quitting your job. What's your knowledge of flipping? Or have you done a course?

Catalyst I’m looking at the inner west. I currently do have a project going with a good team but as I said earlier they’re not prepared to travel that far. Quitting my job wasn’t an overnight decision It was part of my plan to pursue my dream & make it a reality :-) of course I did my research
I have done a few courses too and I’m quietly confident. I just wondered how others went about building teams in different locations.

Good on you. We (hubby and I) were thinking along those lines but we have been busy with other things this year so haven't looked any further. We have done a few reno's but held them as we have been building our portfolio.

We will be semi retired next year so may look at doing one then. We do most of the work ourselves but the tradies we do have are out west. I hope you find some reliable tradies. It makes life a lot easier.

Hi all, I write a Q and A column for the Brisbane Times and just this week got asked this question. They haven't uploaded my response to the Brisbane Times website as I write this but may well be there by the time you read this!… http://www.brisbanetimes.com.au/queensland/blog/good-renovation-advice. Anyway, am pasting my answer below just in case.

Q – Sam from Browns Plains asks:

I am about to start renovating my property. I have a fair idea of what I want to do, but hardly any trades-people to help me. What’s the best way to find some good trades-people who won’t mess me around?

    A – Jane says:

Finding great tradies is so important for a smoothly run, on budget renovation!

The best, most obvious answer to your question is to ask friends, family or work colleagues for their recommendations. If you’re a Facebook user, then this is a great resource to get the word out to your ‘friends’ and friends of friends. In your post, ask your friends to ‘like’ your post to spread the word even further.

Another option is to ask at your local suppliers. For instance, your tile shop will normally have a list of tilers they recommend. Ditto for a paint store, plumbing supplier and so on.

WOMO (Word of mouth Online) is another fabulous resource. This is an online platform where trades-people and suppliers are given ratings by their clients and customers. Simply type in the trade you’re looking for, together with your post code and you’ll be given a list of tradies/suppliers ranked by star rating. I have used this many times and have never had a bad experience with any of the 5-star rated trades I’ve sourced. http://www.womo.com.au/

    Good luck!

Just out of question miccalady how do you finance such projects.

We just pay cash for such deals but have many clients who have not realized that financing is not easy given they are no longer in PAYG employment.

Hi Miccalady , it may take time but word of mouth to Create a good tradie team works very well 1 good tradesman can connect you his contacts , and a stash of cash helps to float a project and keep you on the Reno instead of doing the job to maintain the project , good luck .
