    I’m an Australian looking at buying cashflow-positive properties in Indiana or Ohio and wanted to get some input from people who’ve actually done this before :)
    The plan is to buy around 70k USD or under, add value where possible to create equity, refinance later, and keep scaling (BRRR when it makes sense).
    A few quick questions:

    1. Is my current idea completely flawed? 💀

    2. Is a foreign-owned single-member LLC generally enough for this? And does it work similarly to Australia where you won’t get a maxed out borrowing limit if the LLC is cash flow positive??
    3. Or do people usually run something more complex, like an Australian company or trustee owning the LLC in that state
    3. How many properties per LLC do you find works best before the costs outweigh the benefits?
    The goal is just to build a lot of positively geared properties while keeping risk and admin reasonable, not doing anything fancy with tax, but if you see any implications with this idea or you see my profits getting destroyed somewhere that I haven’t looked yet please let me know.
