    Dear property investor,

    Our next property meeting will be on Tue 20th July at the Veneto Club in Bulleen.

    This meeting will also be available live on ZOOM if you can’t attend in person.

    We have two fantastic speakers coming to share their knowledge and insights, plus the opportunity to meet other property investors.

    This is a meeting you won’t want to miss!

    Essential Tax Saving Secrets You MUST Know As A Property Investor
    This month we have chartered and property accountant Brent McCartney from DFK Benjamin King Money come and talk to us about ALL things accounting when it comes to property.

    Brent will discuss all accounting issues when purchasing a property for investment including choosing the correct structure to hold a property.

    This can be as simple as purchasing it in individuals’ names, to setting up a taxation structure like a Company or Trust for the property.

    A number of factors that should be taken into account include:
    – Tax Minimisation on the property’s eventual sale,
    – Potential immediate Tax Benefits of the property’s gearing,
    – the risk involved with the property and
    – whether asset protection is an issue

    Brent will also touch on the following related issues:
    Tax cuts: How tax rates are changing in the new financial year, and who stands to benefit the most;
    Depreciation: How new depreciation rules affect what you can claim on your investment properties;
    Capital Gains Tax: When the CGT discount will or won’t apply to the sale of a property;
    Goods and Services Tax: What determines when GST will apply to a property transaction;
    GST withholding rules that apply to developments (including the responsibilities of the buyer and the seller);
    Accounting and Taxation tips for investors and property developers

    You do NOT want to miss this meetup!

    Brent will also share some real life examples from his client base where the accounting and related structures worked and did not work, as well as answering any questions from the floor throughout the night.

    Bring your questions and have them answered!

    Brent McCartney, is a qualified chartered accountant and is currently a director of DFK Benjamin King Money. He has more than 15 years experience in taxation, business services and superannuation compliance.

    Come and meet Brent in person, and network with other investors who are currently buying, developing, renovating and selling in the property market today.

    Maximising Your Access to Finance

    The financial landscape is constantly changing. For property investors and home buyers, getting finance can be challenging.

    As investors we need to understand the changing landscape, and borrowing rules so that we can maximise our access to finance.

    This month I have asked property finance expert Cameron Perry from Perry Finance to come and talk to the group about:
    – What options are currently available to investors when looking for finance
    – Interest only vs PNI Loans rates
    – Available interest rates (you may be surprised at some of the low rates out there)
    – How the loans on your existing property portfolio may be working against you, and what to do about it
    – How to maximise your available lending
    – How to get the best interest rate on your PPOR
    – Lending pitfalls to watch out for

    Cameron Perry is the principal and director of Perry Finance who has immense experience with financial analysis and brings a wealth of experience to the table. Cameron holds a degree in commerce, a Diploma in Finance and Mortgage Broking Management and is a member of the Mortgage and Finance Association of Australia.

    Come and meet Brent and Cameron in person, and network with other investors who are currently buying, developing, renovating and selling in the property market today.
