I’m looking at subdividing my block in Clayton, VIC.
The following design & development overlay is applicable to my site – https://planning-schemes.delwp.vic.gov.au/schemes/monash/ordinance/43_02s14_mona.pdf
Clause 3.0 states – “A permit is not required to subdivide land.”
Does this mean I can proceed with the subdivision without the approval of council?
I will be subdiving the land to build townhouses & then sell.

Hmmmm. This is something I would definitely pay some money to a good town planner to discuss, as you may not need a building permit, but I would expect you will at least need a planning permit.
