Mornington Peninsula (Melbourne) property investment perspective

Hello friends. I am about to start building a house mainly for investment purposes (to sell it later) in Mornington Peninsula. (signed up with Gilpip Homes home builders – any comments on them by the way?)

The question is how do you asses Mornington among other suburbs nearby Melbourne in terms of investment potential?
