    Hi
I live in my family home in melbourne with my daughter, mum ,sister and her husband.
My mums name is on the title and so is my sisters who had to take out a 70k loan to help my mum pay the mortgage.
My sister and her husband have now purchased a house and will be moving out and my sister wants to take her name off the title
I will be taking over the loan with my mum.
My mother is a pensioner and i am on single parent but i own a investment and also work full-time.
I just wanted to know the costs of taking my sister off and adding myself to the title or is their a way to avoid paying any fees and stamp duty ?

Stamp duty (at market value for the % that you are buying), legal fees (you, sister & mother all require advice), provision for capital gains tax (payable by your sister), discharge of mortgage.
