I have a Hotel Motel we have been successfully running for 11 years in regional Victoria. We own the freehold and currently have a market rate facility and only about 25% debt at current market value.We have recently inherited some property and cash and wish to restructure our finance to maximise tax deductions and add flexibility for us to build a house in the next couple of years. I have spoken to our banker (NAB) regarding an interest only, Offset loan that is suitable for commercial property. We have a management pty ltd that runs the Hotel and pays rent to the unit trust that owns freehold plus 11 years of successful financials.
